An Overview

A New Chapter for a Historic Dubai Site

The Jebel Ali Racecourse has long been part of Dubai's equestrian story. That site is now the subject of one of the city's most ambitious urban projects: a transformation into a large, green, mixed-use district built around walkability and connected public space.

The wider masterplan is being delivered by A.R.M. Holding, a UAE investment group, with the internationally known architecture practice BIG (Bjarke Ingels Group) leading the design. It spans roughly five square kilometres and is planned as a network of connected neighbourhoods rather than a single tower or compound.

This website follows the development closely and exists so that interested buyers can register early. Specific residential products, names, layouts and pricing have not yet been formally released. By registering, you will be among the first contacted when verified details become available.

What Defines It

Designed Around People, Not Cars

The masterplan's character comes from a few clear ideas. These are drawn from publicly released information about the project.

A Walkable District

The layout favours pedestrians and cyclists, with low-speed streets, shaded routes and communal plazas linking the neighbourhoods together.

A Central Green Spine

A large central park is planned as the heart of the district, with each neighbourhood radiating outward from it and open sightlines into the green space.

Mixed-Use Living

The plans combine homes with retail, civic and cultural spaces, alongside equestrian facilities that reference the site's racing heritage.

Sustainability First

Green and recreational space is central to the design, in line with Dubai's stated aim of expanding shaded, pedestrian-friendly areas across the city.

Southern Dubai Growth

The site sits within Dubai's growing southern corridor, an area seeing significant long-term infrastructure and community investment.

Aligned With Dubai 2040

The project is positioned within the Dubai 2040 Urban Master Plan, the city's long-term framework for sustainable, liveable growth.

The Location

Where It Sits

The development occupies the Jebel Ali Racecourse site in the southern part of Dubai, close to the Emirates Golf Club and with access to the city's main road network. The map below shows the location.
